
Tacubaya and Tabacalera are among the most expensive neighborhoods to live in CDMX. According to Propiedades.com and Obras por Expansión, this is due to improved infrastructure and increased services as a result of gentrification.
With a cost of $418.22 per square meter, Tabacalera has become the second most expensive neighborhood in the entire city. In the case of Tacubaya, housing is priced at approximately $352.52 per square meter.
According to the real estate agency Alfa Mexico, by 2025, apartments in CDMX will have an average size of 52 m².
This means that the average rent of apartments in Tacubaya reaches $18,331.034 and $21,747.44 in Tabacalera .
On the Propiedades.com website, we found rents ranging from $12,000 to $22,300 in Tacubaya. In the case of Tabacalera, monthly costs are between $14,000 and $67,000.
Housing costs increase in popular neighborhoods: gentrification
Gentrification is a phenomenon that occurs when a colony, neighborhood or area increases its services and improves its infrastructure due to the arrival of residents with greater purchasing power. These are generally foreigners.
The increase in prices causes the initial inhabitants to move to other areas. These are usually places close to the original site.
In an interview for Imagen Radio, Juan David Vargas, general manager of Propiedades.com, pointed out that the purchasing power of people in CDMX does not grow at the same rate as the cost of rents.
That is why, in the first quarter of 2025, a slowdown in the increase of housing prices is perceived.
However, displacement continues and neighborhoods such as Tacubaya, Tabacalera and Lomas de Sotelo have had to increase their services in order to concentrate new inhabitants. Of course, the cost of rents has also increased.
It is worth mentioning that these three neighborhoods are close to gentrified areas such as Condesa, Hipódromo, Doctores and Roma.
Tabacalera ranks second in the list of the most expensive neighborhoods to live in CDMX.
